Hello BP Nation, I'm contemplating buying a duplex. What should be my initial questions be? Should I ask why they are selling it? Should I raise the rents as soon as I get it? Should I ask for an operations expense sheet? What should I do to get the price lower from asking price.

I'm in the same situation. I have a wholesaler with property's under contract but can't sell them and I think I have them sold. Im looking to protect my interests as well! Great thread post.

Yea it's pretty general real estate knowledge now. The whole pitch about getting lenders and no out pocket property purchases.

Im taking the Than Merrill real estate investment class today. It's a 3- day seminar that I'm attending does anyone have any advice that I can take? Any particular questions to ask? Any subject or mention that I should closely pay attention too?

I'm with Chris Martin andUriah D. Just do it yourself! All you have to do is read and take your time. That's all your paying a lawyer to do is more less read.

You should do it yourself or let your property management company handle it. That's money your losing but still paying the cost to own the property

You have to do your due diligence. You can go and look the property up in your local court house.
