Agents work with a brokerage 

You hand your liscence within thier brokerages 

Many allow and help you especially if they see your value to do personal deals at very skinny cost.

You will grow faster with a really good trusting group around you

you can do this on your own.  That being said your network will be your net worth.  Your ll do and learn kore as you assemble good people to work with 
brokers can deliver value to your investing focus. Especially as they get to know and trust you 

trust and reliability will be a key driver for your success with everyone you work with

The downpayment assistance plan and others should be looked at to  extend your funds , buffet against overages and potentially propel your acquisitions.

a good agent will know from a conversation about your commitment to working with them and the amoutn of deals you will be doing in the marketplace

Many have off market inventory they could open to you once you both understand one another and are committed to the porcess.

Begin to focus on investment property which will bring in small commercial pieces for you to add to your learning  while building deep bonds with investors 

you ll find investors become very trusting if your committed to delivering value.

Block time to research read and network with any commercial brokerages . Groups etc to advance learning and your presence
this way you can do both as you learn for revenue with what you know as you grow into CRE

Start as Residential and focus on investment properties  it will generate faster income  for all the cost you ll incur while building a brand and more investment experience.

I would try leveraging the fact that you could bring more buyers as an agent to them which could have value. Good luck and congratulations on the purchase


oh, and you could also try to get a year or so of no HOA fees if there are any :-)

This ones a long shot however a higher seller financed deal could net them closer to what they want over  time 

or increase down payment. Remove as much  contingencies as you can safely do AND write up an appealing letter with the offer  that could soften the seller 

if it doesnt work at this pijt , it may as rates continue to rise and soften prices
