Purchase price: $700,000
Cash invested: $24,500
Sale price: $700,000

facilitated for new investor. its great to come across business owners who understand how to deliver value to tenants to improve revenue and , show value to new investors

I second the comment to just rip the band aid of its easy to rent the units

If it's not so easy raise em all a little and push the very low units closer to reality

This should mitigate losing a few tenants at once while moving you closer to your goal of market rates

I've had success with a 2 year plane to take a smaller financial loss of rent potential while avoiding high vacancy and all the effort to replace a good tenant.

We can expect more and more of this in multifamily space . Theirs lots of money out there and there figured out this vertical is a solid place to put it . We just noticed a company that took a commercial property public in NY. They specialize in crowd sourcing funds and place theme is our space with realizable returns Ahhh change . It will all be about keeping up and educating our investors on how they can/should compete as we see more and more of this .

Love it !  You can get by some zoning if done right and help the housing crunch with a strategy such as this 

Tai with solar providers , composting toilets , and those marine wind generators  . This may help off set the cost through some still existing rebates 

This will also help marketing the green effective of your project homing people.

I'd include a separate banking account and create LLC for some protection and tax potential benefits
