Using a good agent would actually gove you a leg up

brokers agents will work with great agents  to get both sides to close as smooth as possible

spend the money and time to contact unlisted owners directly If the value of the property professional doesn't' work for you and your strategy

well first well done operating with this sense of real gratitude for anyone committed to what you actually needed. I would suggest you give that team a cocktail hour that would cost the same and allow them all to celebrate how you appreciated what they collectively did for you. whatever amount you choose, this will be truly touching to your realtor relationship and that team .

what your doing now is how truly trusting and incredibly reliable relationships get built to enjoy thriving  together

Well done

like all negotiations with the vast amount of personalities we work with to transition property effectively , finding a way to communicate to collaborate for your , their and the sellers needs is the balance we all strive to strike.  I would work with who they are and what they do and don't know so they fully understand your knowledge and your end game .A new agent may quietly accept the learning your delivering in emotional intelligence and higher level negotiations that will improve their business and may just become an excellent agent who would work hard for someone who helped them

all that being said , sometimes the chemistry just doesn't work  in a deal and you will have to move on for your best interest.

All the best

TIM

Be careful with this . Investors work with you because they know your working to source deals for them. you have their interest at heart which they need to feel and rely on. It will be your foundation for success.

If it’s a seller offer them the auction scenario of marketing and promoting for the highest dollar or a quick turn with an off market turn with the group of solid investors that rely on you.

I’d recommend you hunt your own deals specifically  or , partner with one of your investors to continue to reflect your  commitment  to grow together .
