@Ibrahim Hughes You don't have to create a "task app". That's already built into Podio already. You can click on the task (checkmark at the top), then you can choose the 1) Due Date 2) Person assigned to 3) Orginization 4) Workspace 5) App 6) Tags. You can also get a reminder emailed to you if you'd like.

Then you can sort by 1) Your Tasks/ 2) Your Delegated Tasks/ 3) Your Completed Tasks / 4) All Tasks

Maybe that was the problem - you were trying to create an App and it's already built in ... LOL. Personally, I don't think Zoho compares well to Podio.

@Ibrahim Hughes Podio can do the things you are talking about but you have to build the those apps and customize them for the way your team works.

I have been working with Podio and customizing it for my wholesaling business for about 1 year. You can definitely integrate and import emails and even phone calls into the CRM. The ability to customize the apps is one of the best features but you can also create external webforms that automatically the data upload to your CRM (without giving complete access to your crm/workspace).

This duplex is brick with two 3/1's with fireplaces in historic area of town. Each unit is approximately 1,200 sq ft. The downstairs unit is completely rehabbed and ready to rent with new kitchen, bathroom, paint, etc. The upstairs needs about 7-8K in work. Each unit will rent for $800 per month. ARV 150-160K. Asking $99,000. This duplex will sell fast!

@Avery Davis That's a great question and there is no correct answer, it really depends on the type of marketing you are doing. We use both 1-800-SELL-FAST and local analytic numbers. The bigger the advertising (tv, radio, etc.) the better the vanity number will work but even in smaller campaigns like postcards people will still remember the number vs a local number.

If you are worried about looking too big or too small then use both. We use the vanity number logo in the return address on our post cards but still use local numbers in the body/message. These local numbers provide analytics and reporting to track what's working on that specific campaign, they just forward to another number and all of the calls are recorded. We still have the branding element though and we are always testing between branded and unbranded peices.

We have found that people hold onto the mail peices with the vanity number on them more often and many times call months later.  Vanity numbers and local numbers both work, you just have to figure out when it's best to use each one.

Congratulations! Sounds like you are off to a great start.

You should definitely be adding all of you leads/contacts into a CRM to effectively manage them and optimize your leads through follow up. We get deals later down the road from just following up once a month. If you are going to follow up with direct mail it's even easier (and cheaper) to follow up by phone or email!

If you are looking for an inexpensive CRM then a couple good options are Podio and Zoho. I like Podio becasue you can customize the apps to the way you work with simple drop and drag features. They also offer external web forms to have VA's fill out without giving them complete access and it uploads the info into your CRM automatically.

Podio is one of the best and most flexible. It will take some customizing but I customized specifically for wholesaling.

Absentee Owners are not necessarily cash buyers! If you are looking for to find the cash sales with Listsource then you need to use the "Equity" filter and manually type 100% to 100% into the percentage boxes. This means they didn't record a mortgage and that how you get the cash buyers. I made a video that explains this in detail and you can PM me if you want me to send you the liink to the video. I hope this helps!

I agree with @Erik K. - Jacksonville seems to be the best all around market in Florida right now for several reasons. A lot of my cash buyers from South Florida are driving up here 1-2 days per week becasue they can't get the deals down there. There are consistent deals here if you are good at marketing. When are you looking to move to Florida? Let me know if you have any questions about Jacksonville - Good Luck!
