Listsource Dilemma

One source says to use Listsource for getting motivated sellers using Absentee Owners, while another source says to use Listsource for getting cash buyers using Absentee Owners.  The only difference with the parameters is using 6 month Last Sale Date to find the cash buyers.  It looks like I would be targeting both with direct mailers at the same time and a waste of capital.  Any suggestions?

@Chas Fabiano  hi.  firstly, Listsource is a rip-off.  If you're anywhere in AZ, CA, OR, WA or NV then check out propertypadar.com  i do not work for them or get any sort of compensation but given the number of times i refer them perhaps i should ask for a kick-back :) 

absentee-owners (non-owner occupied) will be both your buyers AND sellers. it is not a waste of money because some of your sellers will be buyers, and vice versa. however, all you have to do is get a list of non-o/o and then divide that list based on who's bought a property within the past 6 months. with property radar, you can nearly any sort of list you can imagine: for instance, out of state owners with 100% that have NOT purchased anything within past 5 years, people who've paid all cash for properties within the past X months, people who are in pre-foreclosure, people who have land, commercial property, farm land, SFR, etc.

im sure listsource can do the same thing for a fair bit more.
