Yellow Letters are great if you have the budget for them! We use both yellow letters and postcards. You can mail yellow letters and follow up with a postcard or any other peice but I would switch it up for sure. Jerry Puckett knows what he is doing and he can help you with that.

2. Website over squeeze page... what's your thinking on the main advantages / disadvantages of one over the other?

3. Yes, the google doc CRM / call trackers are a bit of a manual integration at this point, but I will definitely think about upgrading to a more sophisticated platform once I have the volume to justify it.

I would look into Podio for a CRM since it's free. For call tracking we use Twilio analytic numbers but we had to build our own platform to make it for real estate wholesaling/advertising. The thing I like most is that you can import recordings from campaigns directly into your seller leads app. You can accomplish this with Google voice too but your options are minimal. We added outbound calling, SMS messaging, call blocking, voice and sms broadcasting and phone codes to make it a little more robust.

I see that several people are rcommending Podio and I will have to agree. I've used almost every CRM recommended on this page and the main thing to consider would be is the CRM set up for real estate wholesaling/investing?

I think you can do everything you are trying to do but the contract management (if you mean creating contracts) may require Globiflow integration.

I use Podio and it's great if you are looking for a less expensive or free CRM. I made a overview video of how we use it for wholesaling.

There is another service called GlobiFlow that integrates with Podio if you are looking to do more advanced stuff. They call it workflows but i think the free version of Podio is fine to start with.

Congratulations! It sounds like you are on the right track. I had a few questions I posted below your quotes.

"Things I still need to do:

- Send out first batch of letters 

Have you thought about postcards in the beginning?

- Finish website

Do you want a website or a squeeze page?

- As deals come in, find ways to automate / streamline lead sourcing and tracking"

You will need a CRM and a call tracking system as they are two different things but can integrate with each other.

  We find bird dogs on Craigslist but you have to be careful because most of them are time wasters. We created a two step process where they respond, then after we know they are serious we send them to a sign up page (squeeze page). We developed a software to manage them and they can enter property information there. We also use tracking phone numbers and give them the option to place an advertisement on their vehicle with that tracking number on it. There are also legal aspects in you state so you want to make sure you aren't breaking any laws. I hope this helps!

 We use call tracking numbers with analytics and reporting. Each campaign has it's own number i.e probate, absentee owners, vacant, etc. This is much different than Google voice because the platform we use allows you do do a lot more with the call/leads. We also use Podio and set it up for wholesaling. It takes some time to set up but it's worth it. PM me if you need help!

I don't use Realeflow either. That's a hard question to answer without seeing how realeflow imports and exports leads. Why do you want to transfer the leads from one system to another? That seems like it defeats the purpose and having to use multiple systems is what made me develop my own. Every system out there is missing something!
