Podio works pretty good and you can create your own customized apps for property management or landlording. That's why it's such a good platform. It's free too.

CallRail is difficult to use and it's not set up for real estate investors! PM me and I'll let you know what we use. I don't want to post it here because we developed it and it would be a violation. Our integrates with Podio so the calls are imported using their API!

@Blake Woodham Google voice is not optimal for tracking campaigns using different phiune numbers and doesn't provide analytics on the calls either.  If you need to scale to 5,10 or 20 numbers you will need a different system.

You can post ads on CL but you need to pre-screen them beofre you send them to sign up on your squeeze page. Otherwise you'll end up with a bunch of timewasters,

We direct mail to service companies and this is a lot better than CL but it does require an investment. We also created our own software so the "locators" (bird dogs) can upload properties to the user interface but more importantly we assign them an analytic tracking number that they can advertise. SAll of the calls are recorded and they can get a repot each month with the links to the recordings. The biggest question you will get is "How do I know I will get paid if I bring you a deal?" and this solves that problem.

I was a wholesaler in Tampa for 10 years so i am familiar with Bradenton. Let me know if you have any questions about setting up a bird dog program.

I don't see why it wouldn't work. As long as you used the sites separately. I think you would also have to disclose that you are an agent. 

By the way - that is a great strategy. We have a licensee who is an investor and his wife is licensed. They mad $30,000 in one month just from the listings side! A lot of investors waste these leads but recyling them will pay for your next month's marketing.
