Many of Networth's deals come straight from the MLS. They often put them under contract less than list price and their sale price will be the same or less than the MLS list price. Other times it will be more. In my experience they set the ARV based on a high end renovation but their rehab budget is based on a low end rental reno. I'm not saying they don't have deals but like Joe said, do you own due diligence for sure.

In my opinion, both companies cater to rehabbers who are willing to work on very slim margins. I'm not saying you will never find a deal from one of them but if it truly is a deal then there will end up being a bidding war and it will no longer be a great deal. This is based on my experience. Other's may have had a different experience.

Fortunately there is someone who can answer your questions and clear up a lot of gray areas for all of us. Her name is Tifinie Capehart and I am honored that she has agreed to be our featured speaker at our next Lifeonaire Connect meeting coming up on Tuesday, October 26th.

Tifinie will share her in-depth knowledge of zoning and will be able to answer your questions. If you’re anything like me, you probably have a lot of them.

Tifinie is a Realtor, an Urban Planner, and a Land Use Consultant. She spent over a decade working for the Metro Planning Department before becoming a Realtor with Parks Realty and starting her own Land Use Consulting business. She holds a Bachelor’s of Science Degree in Engineering from Tennessee State University and a Master’s of Urban Planning Degree from the University of Louisville.

She has led community planning processes in rural, suburban, and urban communities throughout Nashville and her input and guidance was a major guiding factor in Nashville’s comprehensive growth plan. There’s probably no one who can answer your questions with more authority and knowledge than she can.

That’s right, Steve Cook himself will be presenting in person so you don’t want to miss this opportunity to hear about the Lifeonaire philosophy from the man himself.

How often have you needed to know how much value a garage adds? How much is basement space worth? How about a converted attic with knee walls? Does a larger lot add more appraisal value?
