, the owner of Tennessee Home Inspections, will be teaching us what to look for when we are walking through a perspective property. Whether you're a seasoned investor or brand new to the business, unforeseen problems can be the difference between making a great profit and losing your shirt.



Aaron will teach us the positive things look for, the negative things to look out for, and how to tell the difference.

Do you know the difference between a Federal Pacific breaker panel and a Square D? If not you better be at this meeting.

Do you know how to tell the difference between a cosmetic settlement crack and a foundation failure crack? If not you better be at this meeting.

Can you tell the difference between galvanized steel, PEX, CPVC, or copper plumbing supply lines? Do you know why it's important? If not you better be at this meeting.

There are front and back HPRs all over Nashville. I don’t know if they sell for the same price per SF as side by side but they do seem to sell easily

“How much profit should I expect to make on a flip?” I get asked this question or one like it quite often. While the answer depends on your level of comfort, experience, and the difficulty of the job, there is a quick and easy way to figure it out.

The secret to getting great deals is not only making lots of offers but eliminating properties quickly that don’t fit your criteria.

In order to make lots of offers you need to evaluate lots of deals. That can take up a lot of your time if you don’t know how to do it quickly. At this meeting I will show you how I use simple formulas to rapidly eliminate properties that aren’t worth pursuing. This quick and easy system will save you hundreds of hours per year, valuable time that you could use pursing profitable deals rather than countless hours researching properties only to come to the conclusion that they aren’t worth pursuing after all.

Come for the networking as well as the education. Most of my deals are done with or through folks I've met at networking events.

Bring your deals to share with the group. If you don't have a deal let the group know what you're looking for.

Hey David, I've been flipping and building for 30 years. I put together a rule-of-thumb chart for $/SF of rehab based on a scale of 1-10. If you'd like a copy, shoot me an email.

If you did a full gut for 74/sf you're doing great. As a rule of thumb, I always figure at least $100/sf for a full gut.
