Network. Check into REIN (Real Estate Investors of Nashville) or TNREIA (Tennessee Real Estate Investors Network). You will meet all sorts of seasoned as well as new investors. This is where I would begin.

look up REIN and/or TN REIA. Both are local REIAs with hundreds of members and frequent meetups and events.

Listen to @Nathan Gesner. That is the correct advice in my opinion. Simply explain that your cost have gone up so you’ll have to pass some of that increase along. Everyone understands that. However, increase it only enough that you’re still under market rate. That way if they shop for new comparable places they will realize they still have a great deal and you can keep a good tenant. Even though you’re below market rate after the rent increase your savings on turnover more than make up for that.

The short answer is hire a reputable local (not National) pest control company to service your rentals.

Just hire a pest control company to monitor/treat for termites and other pests. I’ve never heard of termite insurance. Hire a reputable pest company and it will be a non issue.
