Sure, I'm looking for duplex, triplex, or quad-plex deals in the St. Charles County area, priced no more than $250K. These are buy and hold investments with minimal to moderate renovations needed.

BP, In regard to multi-family investing, how do most of you guys find your deals? I find that MLS inventory is pretty low in my target market. Does marketing for off market properties work?

Good for you for starting off your life on a good note. I owe about $40K on my student loans and I don't make that much money, so I am going to start saving my investment capital rather than paying down that debt. The problem with saying "you should pay it all off" before investing is that if everyone did that, the VAST majority of the population would be disqualified from investing until they are well into there later years. 

The idea is being young enough to enjoy financial independence, rather than half to work all your life for it. it sounds like you do not have to worry about that though.

BP,

So I'm trying to break down these deals in the "Rental Property" calculator and it's asking me for things that I can't really answer. For instance, how do you know what the electric bill is going to look like? Insurance? How do you find the vacancy rate for the area? What are you suppose to put aside for cap ex? 

It's a lot of stuff I am not sure you can find until are at the table, talking to the seller. Any advice?

That is the mindset I try to go in with but it's hard to do when you know you have to talk about the house eventually. I'm a pretty direct guy, especially on the phone because most of the time I am interrupting their day. You're right though.

5.) If it takes longer then you've had a conversation, which is the whole point.

7.) You now only have 10 calls to scatter throughout the day (easy).
8.) Hit your goal for 1 week and then increase it by one new outbound call a day. It's only an additional 2.5 minutes so it's simple.
9.) Once you establish the "muscle memory" you can pick different one-hour blocks and test for efficacy.

I really need some coaching on Follow Up. I just can't get the mind set nailed down in a way that makes sense to me. 

Every time I pick up the phone to call someone who reacted to one of my mailers, It doesn't feel right. I feel like I'm calling these people (1x a month) and essentially saying "Are you ready to sell your house to me yet?" There has to be a better way of looking at it than this.

How do you guys do it?
