BP,

So I'm listening to Podcast 131 today and I heard the brilliant Serge Sukhat say something that I was hoping to dive into in greater detail. He said that cash flow is essentially dead. Granted, the guys' REI IQ is about 100x higher than mine, but I'm pretty sure his argument is that capex is too high and too unpredictable to buy and hold. Did I read it wrong? If not than that is disconcerting for my long term goals:(

BP, So I'm thinking about getting into the wholesale business part time in the future and I was wondering what are the first steps you take in creating your operation. I'm getting educated, creating a network, and all that stuff but what else? Should I create an LLC, do I need to register my business with the state (MO) or do I just go out and start driving for dollars and creating deals? Thoughts?

St. Louis, MO? Do a google search for the Southside Investment Group and they should be able to point you in the right direction.

I think you are being pretty aggressive with your student loans. I can tell you for sure, though, if I wait until I've paid down my student loans to get into REI, it will never happen. My student loan situation isn't good.

It sounds as if you might be over-analyzing this a little much. JMO

Hello BP,

Quick question in the subject line. Has anyone here tried launching a wholesaling business while working full time? How do you deal with inquiries during business hours? They said on the podcast a few times that it's pretty tough to wholesale part time.

This one recommendation I would have is to make sure you associate with someone familiar with the market. St. Louis is a hodgepodge of different municipalities, each with their own characteristics. 

Supposedly the St. Charles County area is supposed to be one of the hottest RE markets in the country this year.

Got a question for a fellow Missourian. What are your thoughts on the CoMo market right now? That place has been on FIRE for so long and now it looks like things are finely taking a turn. Mizzou enrollment is down. Negative stuff in the news. Football/basketball team stinks. Conditions seem to ripe for a few deals to be on the market in the coming months.

Thoughts?
