Welcome to BP. I love you pet friendly idea. A little food for thought with that idea and a way to reduce risk on maintenance is offer your properties as lease options or owner finance. You still get the long term cash flow and don’t have the underlying maintenance issues with having pets in your properties.

Hello and welcome to BP. I just returned from a trip to Huntington Station to meet with a group of my investors, beautiful place. 

You have some great goals and they are very obtainable. Take action and let me know if I can be of assistance. We purchase 20 or so properties a month and also have apartments and mobile home parks. We started with nothing and within 100 days we had over 100 doors. Massive action, determination, perseverance and hard work lead to success.

great question and I think there are many answers. However, what we do is let the market determine our exit strategy. We focus on highest and best use. Rentals are great, but so are owner finance, and lease options. It all depends on the market, the location, the property, and your relative desire of responsibility to the property. There's absolutely a way.  I was in your position a year ago.  My brother and I were trying to do real estate, doing fix and flips and started a construction company but was only doing enough to get by.  We found the right coaches and put a whole bunch of coaching on credit.  My credit was bad and now all of a sudden owed a bunch of money.  Within 2 months we had done 8 wholesale deals paid off the coaching, bought more coaching and then found 2 new business partners and then within 100 days we had over 100 doors and over $3.5 million in real estate.

welcome to BP. Congrats on your decision to seek financial freedom in RE it’s a wonderful feeling. We are working on a couple deals in both Pitt and Phili. Both good markets but very different. East of the rivers in Pitt there are a number of Up and coming little communities.
