I noticed there are a number of different opinions here.  However, my two cents is DON'T wait.  I waited for 8 years and the perfect time never comes.  My wife and i had a lot of student and consumer debt.  When we finally focused and made real estate our focus we were in debt of over a $100,000 and had terrible credit.  We studied and hired a couple of coaches on credit card.  And within 6 months we had done of 50 deals that gave us over 100 doors.  We started out with 8 wholesale deals, then started keeping all the properties after that.  We bought 3 apartments, a mobile home park and over 30 houses that we kept for ourselves in those 6 months.

Welcome to bigger pockets. Few things I would advise. Most of the major REIA's will have title company's that sponsor them. Start there. Many realtors and title companies will tell you that you can't do them, they just don't understand how. Start calling all your local title companies and ask if they will do a closed doc assignment and if they will do a dry double close so you don't have to use transactional funds to close. Our title company will allow us to do a dry double so long as we inform the seller that their funds are coming from a third party.

I have done a number of fix and flips on mobile homes sitting on a small piece of land. I always use same ARV comps. Comps should be similar (ie mobile homes as well).
