@Erik Jenkins I'm sorry you didn't find the value in the article you were needing.  I am glad you read the article in full though...or at least based on your post it seems like you did.  Hopefully you are able to find value in it somewhere.  

I actually do follow Grant...and actually a number of people who have partnered with us and invest with us are also investors in some of Grants funds as well.

I have plenty of material out for raising capital and that was not the purpose of this.  However everything I do has a purpose, but capital raising was not the purpose here.  

As a BiggerPockets member I hope you are finding the value you were looking for as I know I have and continue to do so.

@Shamus Wheeler congrats on taking action with your first 4 unit.  That's great.  You will definitely want to implement the "A" in BARRR there especially if you are doing any value add.  

The A stands for Advertise...a better word would be Market...you need to market the property as soon as you can for optimal tax planning.  @Brandon Hall wrote a very good article on this a while back.  Here is a link to it https://www.biggerpockets.com/renewsblog/forget-br...

Also, @Brandon Turner wrote a very good article on the BRRR strategy which is also a good read...check both of those articles out and it will give you a good understanding on why you should implement the A in BARRR. We implemented this strategy on all of our buy and holds this year where applicable.

I agree with @Jay Hinrichs here.  Use some market analysis on crime areas, I use Trulia and www.crimereports.com then overlay that with the tourist areas or areas where there is strong rent comps.  Then I would stick to the areas that have strong rent placement and low vacancies with the highest rents.
