Eviction help in California (Sacramento)

I have these really difficult tenants that I'm dealing with. I've given them a 60-day notice, a 3-day pay or quit and they still have not yet paid full rent or began to pack their stuff to move. I'm in between a rock and a hard place because I need them out but don't know what to do next. Is there anybody that has advise or expertise in the area of eviction?

make sure you served the notices correctly.

Then educate the tenant about eviction, and how it goes on their permanent record, and that no landlord will rent to them in the future if they see that bad mark.

Then start the eviction process yourself. Don't delay. It would be a good learning experience.

At least once you start getting the eviction papers served, tenants know you're serious, and might start packing.
