If it has been abandoned you need to check with the City or County Code Enforcement division to see why it is abandoned. Also if everything looks good there then maybe you can negotiate a deal with the current owner.

The best source to find motivated sellers is directly from the source rather than from list companies. I use the county's websites to find code enforcement liens (potential vacant houses or financially distressed owners), probate, tax lien auctions, preforeclosure (to find zombie houses), power of attorney (pre-probate) just to name a few. I use the MLS to find cash buyers in the area where I am potentially buying a house.

It looks like you now have more time on your hands. I would not buy any lists as they are well shopped and typically old data. It is best to go to the source of where they get their info. I go after probates, code enforcement, power of attorney, lis pendins, etc and I go directly to the county websites to get this info. It is fresh and directly from the source. And the best part it is FREE because you go to these websites and get the data yourself. I also do driving for dollars which the only cost is gas. 

Then when you get the data on the property and the owners I call them or either send them a letter.

THE best websites is the county government websites. I use them constantly to find the actual data source for probate, code enforcement, sort by type of property, lis pendins, zombie properties, power of attorney, divorce, evictions just to name a few.
