Hi All,  that are into analytics/filtering and data search.  I am contemplating on which Source Database to study and use to find motivated sellers or motivated buyers.

Please advise from your experience between-

The best source to find motivated sellers is directly from the source rather than from list companies. I use the county's websites to find code enforcement liens (potential vacant houses or financially distressed owners), probate, tax lien auctions, preforeclosure (to find zombie houses), power of attorney (pre-probate) just to name a few. I use the MLS to find cash buyers in the area where I am potentially buying a house.
