I have been a member of CFRI but I like GOREIA better. Also there is a local BP meeting on April 20th and the subject will be 'How To finance your deals.' It will be held at the Hiawassee Library on W Colonial at 6:30 PM.

If you are using the assessors website as your source for owners address most of the time it is not accurate. I use a paid service that works really good to find the current address, emails and phone numbers of the owners. It is beenverified.

I use beenverified (dot) com to get current address, emails and phone numbers of owners. It is a paid skip trace service that costs only $35 a month but it is well worth it.

Each county should have an assessors website. THis is the one you need to find and locate the owner name and mailing address. Many times that is outdated so I use a paid service beenverified (dot) com to find the most recent address, phone numbers and email addresses.

How much is owed? What is the ARV? Is there an auction date set yet?

Tell them it is very important so you can calculate the repair costs.

I use 65% of ARV minus repair costs = MAO (Maximum Allowable Offer). But this is the max price I am willing to pay for the property. Start negotiating below MAO.

Address, pictures of inside and out, asking price, comps, ARV, condition of property, cost to fix up for rental, cost to fix up for flip. Expected rental income.

What do you plan to do with the house? Tell the owner to tell the tenant that you are an inspector looking at the house. That usually solves the problem of getting you into the property. You are inspecting the property when you look at it, aren't you?

You can wholesale the house to investors that are looking for turnkey properties.
