When you get the MLS sheet on these comp properties read over the description, look at the pictures to see what the condition of each property really is and that should tell you why it sold for such a cheap price. Also look at how many days it was on the market.

No I would do more research to find more solds.

Remember comps are based on actual sold properties. If the house that was sold was in foreclosure, in need of repairs or a distressed owner then the price it sold for will be far less than real ARV.

I don't know about any other state, but in Florida the tax liens are at an auction. What this means is that the bidding starts at a set percentage rate and the bidding goes down. The person that bids the lowest interest rate gets the certificate.
