Do you need a real estate license to wholesale property in Massachusetts?
I need serious help here man! I thought I knew enough to get started in wholesaling and then today a 1/2 hour ago I just got a call back from an agent in regards to a home in Acushnet that I called about. Everything seemed to be going just fine, then in the middle of the conversation I told him that my intentions would be to wholesale the property. That's where things got ugly and crazy! The man on the phone told me that wholesaling a property without a real estate license in Massachusetts is illegal! He was irate threatening to call the attorney general on 3-way swearing up and down he teaches classes, and I've been duped by some guru! Is this true? Is it illegal to wholesale properties without a license in Massachusetts illegal? I'm just blown right this second. I really don't know what to think or say right now. Please help

@Rick Pozos your wrong... it is not legal in MOST states the way you all go about it.
IE tie something up with no intention of buying it unless you can flip it then advertising it all over craigs list and other media.. that is selling RE without a license and not legal in virtually every state. your admitting that your little scheme to take title as an LLC is silly as well its now on the internet that your intentions are to basically use a RUSE to get a seller to contract with you...
Also anyone who is looking for legal advice on an internet forum is just silly.. just like those posting thinking they know it all.
the correct answer to this person is to check in with the Department of Real Estate in his state and ask them.. they are the LAW they will tell what is permissible in the state.
There is a wave building on this wholesaling with no intention of closing unless you can flip industry... it can all be avoided by being a big boy investor and just buy the property then resell nothing Illegal in any state with this course of action.
If no licenses were needed to bring buyer and seller together you would not have a RE industry.
And the regulators they are dump.. all they have to do is troll criags list and they could bust person after person any day of the week... because the reality is most newbie type wholesalers have to use these on line sites to try to flip their deals.
