Hello

Basic project management is key in the fix and flip business. I’ve been a project manager for over 40 years and fix and flipper for 20. It doesn’t take major skills other than know how to manage from the 10k ft level. I have some material I can share if interested.

Understood completely. With the system I use I have one responsible person to make sure all aspects of the project are detailed and reported. They don’t have to have any major skills. Just be organized and dependable. In terms of the contractors…. document, document, document. Work for pay. I’m very careful on advanced draws. There are a lot of contractors that “cascade” projects and last project out suffers.  I make sure in my contracts I have clauses that manage completion dates. If they don’t agree then they are not my contractors.

I’ve built my own system using Podio. It helps me stay on time, on budget and in control of all my projects. It allows contractors to communicate through the tools and it also tracks, reports and stores both material and labor expenses as they happen. Very easy to use.

Congrats on expanding your business. I use a simple Podio management system that allows me to communicate with contractors daily. They are responsible for submitting progress, materials receipts and held to strict schedules for completion. This business is project management and it helps to know the basics. When available you should use a system that helps you stay in control, on budget and on time to help your success.

@Luke Grogan been using Podio with app integration for over 7 years now. The key for me is to have a solid operation sourced with people that know what they are doing. Then you can scale in any direction as needed. Podio has allowed me to do that.

@Tim Lee thanks for reaching out.  With Podio, Citrix starts with a flat footprint for a relational database to be created.  I would suggest you start small and build from there.  It took me quite a while to get up to par however, once I did its the best for me because of the flexibility to integrate with so many other resources.  Like Mojo Dialer, LeadSherpa and Batchleads for  lead mining, craigslist scrapes, facebook pages and landing pages for social media leads and bandit signs and direct mail for marketing.  The important thing is to build a funnel that will receive all of these resources and then send them down a follow-up path that will allow you, your team members and your virtual assistants to work from a single source for the workflows, and also keep it all organized.  You can reach out to me if you want more info on how that works.  Id be more than happy to give you a tour.
