When it comes to CRM I build my own with Podio. It costs me around 35 per month between Podio, slybroadcast and clicksend. Works great. I pull in leads via IFTTT and other webhooks. My task management workflows keep track of my followup campaign and offers go out to sellers with a simple click of a button.  If interested let me know.

I can build you one in Podio. Will scrape leads from Craigslist, post Zillow comps, allow you to instantly produce your maximum offer amount and send an email offer to the seller. Follow up campaign as well. Let me know if interested

Do your own walk-through regardless.  Learn the values of repairs or you will be had every time.  Once you have those values, tell the sellers/contractors what your offer price is based on YOUR assessment.  If they dont accept your price, WALK.
