I agree that a total system is essential. Especially one that is scalable with the growth of your business.

I use Podio....I have been using it for many years and pay very little to use it per month.  Its scalable and most important its customizable.  InvestorFuse is extremely expensive at $180+ per month to use.

Money should never be an issue when starting a business. Spending lots of money to get started should be avoided. If you plan on making thousands of dollars per deal in the real estate business then set aside a few hundred to get started. It will go a long way. Although free items can get you by, go hard or go home. Get in the game with the right tools. You wouldn’t want your surgeon operating on you with an education from YouTube.

Yes I think so. We were the ones doing the leg work on CMAs to come up with our offers. I think Zillow sat back and took it all in. Then when they had enough data to compile their algorithms, by by investors.

@Anthony M. I was part of the Zillow instant offer program until they dropped it in my area. They canvas active investors and qualified us into the program. Then they offer an instant offer button on the markets the program is in. We as participants get an email with an instant offer request of which we put in our bid. If the seller accepts then Zillow orchestrates the deal and I assume is where they put their fees on top. Nothing more than wholesaling from a 10k foot perch. Guess it’s smart if you can do it. They dropped the program here in Orlando

Its like bargain shopping but I use IFTTT to scrape craiglists ads for searches that I compile and load into the system.  Then IFTTT imports those leads into Podio as a record and I can call the sellers within a few mins of them posting.  At least it puts me at the front of the line and I get fist dibs on the property. I then put the sellers on my follow up campaign sequence of text messages, ringless voice mails, and emails.  Also, I have a system that I created in Podio to make offers with a click of a button.  Just as others are saying its a numbers game, but with a good "system" in place you can make 20-30 offers a day.

I use IFTTT to scrape Craigslist for relevant terms to real estate.  I then port those over to Podio where it auto builds a lead record.  Then the record can be followed up by a lead intake person or auto followup campaign sequence of emails, text messages and ringless voicemails.

Hello Kevin

Podio can have a lot of aspects that are in my opinion overwhelming to someone who only wants to use it for a specific workflow. I suggest looking at a custom version that will fit your needs without the fluff. It’s certainly scalable to grow with your operation. Especially growing from doing the work yourself to bringing on virtual assistants to do lead intake and acquisition managers to handle your offers and closings. 

And yes, a very robust followup campaign system but it’s not out of the box.

Podio is a great system for automation CRM. I have used it in several instances for real estate agent uses. From lead management to task management. Reach out if you would like me to show you what I did.
