I lucked out that some spots back right up to the outdoor space of the upcoming Tennessee Ave Beer Hall.  Currently there is no AirBnbs around Tenn Ave but common in other good parts of the city.  With all the new venues opening we are hoping to convert to vacation rentals for next summer season.

 Basically rent to price ratio made it very attractive.  It is a tough market.  job numbers have been improving.  Also hotel room occupancy is very high so AirBnb works well too.

@Doug Jones so technically you can't market a property that you don't own and that is the wholesaling issue.  I wouldn't worry to much about it at this point in time while you are learning about the business.  

Your strength is that you are local and most buyers looking here are not. I would look for a day job that aligns with the industry.  Also AirBnb works very well and you can house hack this way

I also think riding the coat  tails of some big money investors near the Tennessee ave / orange loop is a decent bet. 

Also there are tons of contractors who can be recommended but most really good ones don’t want to work in the city and are slammed with million dollar house on the others end of the island. It’s work to manage.

Thanks for the reply @Bob H. , I use Kwikset Smarkey now.  I'm guessing property management companies can justify it. It would be nice to have.

Anyone using  a key cutting  machine to keep costs and time down?  Looks like decent ones are $150 on ebay and amazon
