As a professional in this business one of the questions I’m asked most is how to get started in real estate...

I find myself often looking big pictures 10/10x and my answer is typically the same... easiest and most productive way to get started is through your primo art residence.

The barrier of entry is pretty lose, the opportunity to go through the process will teach you a ton. Being able to buy a primary residence usually just means with a couple of tweaks you’d be ready to buy a second or third property!

We market to a mass of people but we are really only looking for specific deals. The ones that don't fit our niche we pass off. It helps build relationships, allows me to still get a return. I have been building a buyers list just to be able to funnel deals to people who would like to have them, creating win-win situations for everyone.

Investment Info:

Large multi-family (5+ units) buy & hold investment in Greensboro.

Purchase price: $5,300,000

Commercial multifamily 45+ units.

What made you interested in investing in this type of deal?

Within the scope of what it is our company has done since inception

How did you find this deal and how did you negotiate it?

This deal was brought over by commerical agent I partnered with to help better walk me through commercial transaction.

How did you finance this deal?

This was were I learned the most about some process and procedures. Right around this time banks began to tighten up on the due diligence they were doing. I learned that this piece is much better when there is relationship based lending and not curating a relationship for the firs time.

How did you add value to the deal?

This has been a challenge during Covid. The small thing we have done is add a vending machine to the property that does about 800-1000 profit per month.

Lessons learned? Challenges?

Bankers are tighening up lending procedure. Definitely focusing on building stronger relationships with lenders.

Hey Guys,

You may remember me, I moved down to NC from Middletown DE a few years back. Long story short I stayed in the car business a little longer than I wanted but, I have finally quit my day job. I am part of a team that manages 80 units in Hickory, and under contract on two separate properties totaling 100 units. The next part of our journey we believe is fix and flip opportunities. We want to pair it with homeownership workshop for our tenants. I am also a licensed real estate agent so more business for me. @Oliver Pilco I am also in how these work I was doing some due diligence on a commercial property who claimed they had a contract for 10k per year for 10yrs we have a couple of other properties I’m wondering if they would be a good fit for a tower in North Carolina
