The irony… most deals are done right off of the MLS an investor friendly agent is the one with the relationships to gain insights that aren't otherwise found. They also are confident in making lower offer and truly can explain the methodology behind the offers to listing agents to help push the needle. They are patient and understand the opportunity a good investor is for their business.

HMM I have done about 500 in my market all off market. My colleagues have done 1ks all off market, never once using a realtor. Most, NOT ALL relators are useless. Each personal home I have purchased I found. The realtor would show up not knowing a dam thing about the house. I told them what to offer, I negotiated. Just last week I moved into a new place in FL, guess who found it, me. Guess who spoke with the owner directly, YES the realtor was not aggressive enough. I tracked the owner down in Canada. He actually thanked me for calling as the offer was getting too confusing. My agent to the listing, back to listing to mine etc, all a waste of time. In addition, I got the key last week vs sep 15th as originally discussed. So sure, there are some realtors that actuality know what they are doing, I find most do not have a clue. When buying investment props, nobody is going to negotiate the better than me/ the actual buyer. 

BTW jut picked up another 3/2 all in 85k with 1400 in rent, OFF market, no realtor. 

Now keep in mind that if you are not cash well then you do not have a choice, you need a realtor. and get them off MLS

I do not disagree about the competency as it relates real estate investing for the traditional agent. You told no lies there.

However yet and still there are millions of transactions done on the MLS even if only 1% are investment transactions that's still well beyond the sample size of you and a couple of associates.

Today my job is to educate agents and help them create mutually beneficial relationships with investors leveraging a cash offer marketplace. I refuse to give up on licensed realtors.

 They provide zero value to me.  I will close another 5, 7 this month, all off market, no realtor.

Again, there are some good ones out there @Remington Lyman in the Columbus markets, but in the Cleveland markets, well, I have zero use for any of them, they do not provide me with any value.  If you are using a loan, well no choice but to pay retail and use a realtor.

What market are you in? I’m primarily and investor the deal before last I bought off the MLS was listed for 120 and my purchase price was 67k. I get that my mindset is different than most agents however I think it can be learned.

I’d love to connect learn more about your business maybe even help add to your perspective of utilizing licensed agents

You would want to talk to the Broker In Charge in that state. There is a process for being approved as wholeaaling entity. I know part of it is having your own entity, Your own E.O insurance being bonded for x amount of dollars. We have Than Merrill as an eXp Partner that should indicate to you that its possible

For me personally, I do choose not to wholesale anymore as a licensed agent I am okay with using a compensation agreement to leverage the desired commission. It's usually not huge paydays like the wholesale checks you see on the internet, but the seller usually walks away with more because I am putting them directly in contact with the end buyer.  

I use a platform at my brokerage called ExpressOffers and it is designed to attract the same target as wholesalers. 

One thing you can learn from wholesalers is the way they market their offerings! They are usually so much better at going out and getting their food than agents. I use a lot of the same targeted marketing strategies but as an agent.

Just catching back up here. It can be done as an agent even here in NC.. Its just opens up more liability. Our agency doesn't allow it. 

Have you figured it out in TX yet? 

I think for us here Dual Agency at 6% or MSA works just fine here.
