eXp agent here. Our agents cant not assign contracts you can double close as work around. However you better be sure you have extra disclosures. EXP EXPRESS OFFERS is a great way to way to play in the middle.

@Matthew H. Hey Matthew one instant pro of having your license along with rentals is being able to get the most exposure through the mls when you have a vacant unit.

I would say more specifically only get a license if it your goal to build a business full of product and services in real estate.

I have my license and one thing I really enjoy because of my brokerage is how my business is vertically integrated with multiple income streams!

@Maya Gorski there is no need to be loyal to those agents on Zillow!!!

I would recommend interviewing your own couple of agents in the market.

Hey Kandice this very good question. I would say if you have intentions of wholesaling as investor I wouldn’t suggest getting a license.

If you are looking to build a pandemic proof business I would highly suggest it!

Having a license gives you more tools on your tool belt and as long you continue learning as an agent and as an investor you will likely have more longevity in the business.

I would say being an agent means a commitment to disclosure which to me isn’t a bad thing...

Will you have to be sharp with your business to clearly articulate absolutely but I believe that’s what being a professional is about.

I also believe being an agent allows you to offer more solutions allowing you more ways to get paid... if you only wholesale you can only wholesale.

I am with EXP Realty we do not wholesale but we do have a platform. Where we introduce motivated sellers to iBuyers. It doesn’t bet nearly what a wholesale did would but it helps me hit my cap and I use it to buy stock so my trade off is bigger returns on the back end!

We always give our tenants a price list with their lease along with move in inspection so no question as to what was in what condition.
