I am in Catawba County and I am looking for triplex or a quad preferably one unit would have 3 bed rooms. As it is my goal to house-hack into the real estate industry to start. Because I am looking to pick this property up below market cost and have some time to look I thought why not try and solicit an off market property via direct mail. I created my list criteria and it only returned a count of 600. Is my list too specific?

I've actually been apart of the community for a while. I am looking to start fresh. Refresh my education and knowledge and meet new people. @Dave Visaya

Although my family has been in real estate for years. I am still very green. I currently work as a Client Advisor for a Lexus Dealership in Charlotte NC. I have been interested in investing in real estate since I relocated to Hickory NC in November. Since November I have attained my Provisional Broker Status. I love what I do in the auto industry but at 27 I would like to start preparing for my future with my family. I currently have about 8k that I can be flexible with a credit score in the Mid to High 600s.

I need some guidance. I am willing to put in the work, I have been putting this off for almost a year now and it ends now.

If you were committing 1000-1500 a month in direct mail how would you set your list?
