 I used gas because running gas lines was cheaper than running 220.  i know many people prefer gas to cook with

 i think there are other spreadsheets that go much morr granular.  Or maybe this is just a report after yiu put in the numbers. 

Spreadsheets are good.  BUT, I still want to know what is going on.  kind of like my tax preparer.  I more use him as a software guy.  I want to understand my taxes.

if it hasn't sold, it's not. 

Price, condition, location, exposure sell a house. 

location - you aren't going to move it? 

condition - some awful countertops or paint colors? 

exposure - sounds like you have this covered. 

Price - someone will buy it today for $1!

Go llook at houses you're competing against.  Price below them.   do they have granite? bigger garage? etc.

What kind of requirements did your bank require? credit score/assets/etc?

What if condo association says no rentals?

What about 3/2 or 4/2?  imo 2 bathroom is alot more desirable.  3/1 one bathroom goes down, you're **** out of luck! ha.  But pretty much speaking out of my ***, since i haven't run the #s.  apologies for crass humor.  I couldn't resist. 

an iideas how parking will work? one spot, two spots? 

How sure are you on taxes/condo fees?

imo, Stocks & housing don't seem to be acting rationally.  

DOW jones is off 7% from its high.  A pandemic & race riots & Presidential election & potential flare up of Covid-19 again in fall. 

people just got stimulus money & +$600/week in unemployment. 

others probably say never time the market. 

Im keeping my cash.

School system specifically HS #1 driver for pulling comps in my area for SFH.

Appraiser was pulling comps from different HS in my area.  I'm like wth is he doing? 

i have no experience pulling comps on MFH.  So high school might be less of a driver.
