Looking to find how to best do comps

Been trying to complete ARV comps for a number of multifamily properties. Have been having issues finding comparable homes in close proximity especially since location has a drastic impact on the value of homes just a block or two away. Was wondering how others recommend getting an accurate ARV to go off of in similar situations. Should I just compare to other similar multifamily homes that may be in similar types of areas although not geographically close or focus on homes on the same street with similar Bed bath and square footage that may be single family homes? Interested to hear what people suggest and think!
