 sorry.  sounds like you aren't having a good go of things. 

Advice is hard to give.  you've got alot going on here. 

1.  I would get really frugal & find a better place to live.  Plus you need to keep the place really really clean.  Take out the trash & keep trash can lids secured so you don't get raccoons.  bungee cords seem to work. Be preemptive with pest control.  Put out lots of Terro ant killer $10. dollar tree $1 for 4 Mouse snap traps baited with Peanut Butter.  Thankfully I don't know much about roach control (ne1 else chime in?)  they have glue traps which might have got the snake but glue traps are inhumane imo... Spending $20 on preventative pest control will really improve your life. 

2.  court cases many times come down to money.  I wouldn't let the court case consume you as best you can.  I'm not an attorney.   I would consult your attorney.  If you can't afford one is there a pro bono one that might provide some advice? i just wouldn't let this consume your life.  Move on & find happiness as best you can. 

3.  You might factually mention to new tenant that you had some issues & this is what happened.

4.  you might be the problem.  Every person typically thinks they are right.  But what if you brought the bed bugs in? Where did the snake under your bed come from?  If you get her son convicted, it could affect him for the rest of his life.  So as a mom your landlord might be willing to throw alot of resources/money attorney at keeping her son's record clean. 

Again these can be very complicated/dramatic issues.

Yes pay taxes.

$30,000 minus depreciation & expenses you would have to pay taxes. 

You would also be able to include the depreciation & expenses from new purchases.  But would also have to include income.

im not a cpa.  But I did sleep at a Holiday Inn last Night! (not really)

1. Thermostat: install a wireless thermostat and move the sensor to the living room? This is away from the hallway and would be a better source to warm the home.

2. Provide a portable AC unit? A decent one will run about $400. The tenant has their own unit in their bedroom window, but doesn't want to install one in the living room due to the threat of theft. They are gone the majority of the day 6 am until 6pm. 

So as the new landlord, would you provide these items for your tenant? Their living space was well kept so I think that it is a good tenant to try and keep and keep happy.

thermos

 a thermostat doesn't provide heat.  it's more or less an on off switch. 

if they want rooms warmer just turn the thermostat in the hallway up.  But their utility bill is gonna be higher.

That’s pretty much everything that I’d like to do while I’m still living in it. Just tired and bored of the 10+ year old design and colors.

 taxes may be advantageous to take your gains by selling?

many renters will destroy stuff.    Sounds like you have really nice updated house that might be good for a retail sale.

After 1st renter most likely won't be as ready for retail sale.

I would ask/talk to them.  Why u moving? where u working? How are you going to have enough money to pay rent? How long is your visa good for? What's your plan after your visa ends? 

My experience is every foreign person I've rented to on a Visa has been awesome.

taxes seem low.  altho don't know what state.  did thry have owner occupied exemption?
