@Victor Robinson I’m 50 and have never had a car payment.

Pay off cars first.

Then save and buy real estate in a down market. You have time to wait for the next correction. Once you pay off all credit cards and car loans then buy next real estate asset.

It’s a simple formula to become wealthy.

This is how I did it.

1 bought 1st condo @ 26. For next 18 months paid down most of my debt and used tax refund to by 2nd condo.

Don’t pay credit card interest and save $10k for emergency fund.

2 I have never had a car payment. Save and then pay cash for your cars.

3 invest in stocks until you can buy more real estate.

4 when the market crashes like it did in 2008 buy as much real estate as you can. Then 10 yrs later you will be a muti-millionaire.

I think the key is to sacrifice early and not spend you money on stuff. When you see the guy driving a 1986 White Toyota truck. He might be the mult-Millionare next door. #RealEstateCashFlow

Have you read David Lindahl Emerging Markets?

I bought condos here in San Diego in 2008. 2009 and 2010 in 2018 I traded 1031 exchanged 2 condos w $2 k CashFlow for 26 doors in KS MO.

Not only is this if in-front of a path of progress w a lite rail system my CashFlow went to $7k plus. I don’t pretend to have a crystal ball but I think the SD market could come down over the next 18 months.

When the market corrects again I have cash ready to buy in SD. However, my cash on cash return right now is much better out of state.

I just started investing in KS MO a year ago picked up 26 units and I’m under contract for 51 more.
