Greeting BP members, I was thinking of buying some home warranty service to handle the calls from tenants . Its a hassle trying to send a handyman to unclog a bathroom drain...smiles I have tried Service America but they take forever to respond to AC service calls . Heard also about EMC but have not tried them. Any recommendation for South Florida , palm beach county area Thanks for responding

I am going to try Tenant Cloud The Landlordy App is $35 for full version . May be worth it .

Greeting BP members, Is there a good iPhone application or online software to track Rental expenses ? While filing my taxes this year I had a tough time documenting all my expenses and hunting for receipts was not fun. I image their is a good iPhone app ( since the phone is on me the whole time ) that can be used to make this easier to track Thanks for responding

Any tennant which won't let you do a walk through for emergency repairs has to be removed. If she wants to fight about staying there, thats a whole different issue, with a whole different plan of action.

It's not a catch 22.  Either they move out and you give them money for doing so, or you tell them you are giving that money to a lawyer to evict them and then they are forced to move out with no money given to them AND an eviction on there record. When they understand those are the only two options they will clue in. Right now they are trying to create a third option of taking advantage of you and maybe even getting paid to live there for free if you give them a dime BEFORE they move out, and you are falling for it.  Give them a deadline. Serve the cure or quit notice already to get the eviction clock going and show them you mean business and get in touch with an attorney. *This is not legal advise I am not a lawyer.

The tenants are not behind on rents ,  so I can't give them any notice. This was a good paying tenant until all this fiasco. They had never complained or contacted me for any Mold issues .

I was told even today that the Mold Inspector lead them on for his $600 cut of the inspection report. 

I refunded them $850 security deposit today by check (this will help them secure the other house)

If they move out this weekend I let them stay for free in September . 

I have been compassionate but firm that if they don't move this weekend then i would file for cure or quit notice based on them cashing my security deposit check this week . Also they can forget the free September stay if they don't move .

This is my way to help them and yet at the same time motivate them to move. There would be many different  to do this but this made sense to avoid confrontation.

I have not paid them yet. But they need money to move out since they don't have the money to move . It's a catch 22 . My plan was to get them to sign the lease termination papers and have a clause that they are doing so at their own free will. If they don't move on the agreed date then I will file for eviction . I tried to get them to move out and give them money later but they would not have funds to sign the new lease. Please don't judge me , I am just sick of these chaps taking a swing at me and need them gone yesterday But you are right what would I do if they took my money and still don't move . That does worry me .
Was able to pay some money to motivate them to move after they figured I was no ways going ṭo extend their lease Small price for the breather And a huge relief from where I first started . I hope their future landlord has better luck with them. As for me I am getting ready to upgrade the place as soon as these troublemakers leave.:) Lesson learnt

Echoing Kimberly here. If you live in the same county as the property, you have the right to a 3 day notice. If your address is a different county, the 3 day automatically becomes an 8 day notice. Get that notice posted NOW! She can think about it while the clock is ticking. Otherwise she got another free two weeks (eight days with the weekend in between gives her a guaranteed 11 day period), and September 1st is looming. 

Don't lose any more than you have to - I'm dealing with the same kind of tenant right now, and I'm out almost two months rent for trying to be the nice guy (single mom, two kids, blah blah blah) THANK GOD it was my property, and not one of my client's - this is a business, not a hobby, you can't be nice when your butt is getting financially scorched.

 I have $850 security deposit and $850 last months rent so if they try to get a free month thats okay. I have been trying to offer them assistance Money to move but don't they did not take it. 

I just have this tenant that loves the low rent and thinks moving is a big hassle. Why she did all this is something I can't understand. She is blaming a sister from New York and her daugter
