Every mold mediation company I spoke to says that the kitchen cavities at the bottom would be gutted because the leak has been going on for a long time and they will find mold under the cabinets now. Also Mold companies would just help "tear" the place up . New cabinets would then be installed . I am just so mad that this lady destroys my house and yet I am the one trying to buy her out because of •MOLD•. Sadly that's the cheap thing to do and swallow my pride because a bad judge or some legal mis step would be very costly

Just got this image from my Tenants about the leak under the sink

They never mentioned this on 2 occasions I visit them (one was after the supposed mold report). Never show this to my Handyman.

My Lawyer says that I should get just the leaked fixed ....my handyman fixing the mold would now be a liability...

Getting the mold removed would be a liability if not done by licensed mold re mediators!

Just got an email from my Rent Processing company.

The rent for August was stopped.

Return Reason: Payment Stopped
Details: The Payer or account holder requested the payment be stopped by their bank.

This is probably going to court now because of the way things are panning out.

Called my Attorney. He is local and knows that Judges her will see this as a retaliatory eviction if I give her a notice right now.

Says its still cheaper to offer her money to move out. So will be trying this tomorrow.

The lease ends 31st November . That day can't come fast enough for me. I will be informing her Friday that the lease will not be renewed.

Does anyone know what kind of insurance would protect me in case of a lawsuit ?
Umbrella policy or some other kind of landlord liability insurance .

I own this condo in my own name , no LLC yet.

Gieco (I have my Auto Insurance) has quoted me $365/year for a 1 million dollar Umbrella Policy. Would that help in case of a lawsuit ?

Greeting BP members, Between me and my wife we have a few rentals and would like to insure ourselves from any law suits by tenants I read here that I should be getting an umbrella policy ? Can you recommend any good agents ? Thanks for responding

Price here has been all over the place. I have some quotes from Thumbtack for $250 but those seem like mitigation companies that would be motivated to find mold . A reasonable offer I got was for $125 for each air sample. I would need a minimum of 3 (1 on the outside to compare and 2 inside). 

I am not sure if its against forum rules here to ask for referrals for a good honest mold inspector that is not in the mitigation business (or has any incentive to find mold)
