 I don't have an Attorney. Where can I find a good one on West Palm beach Area. Was hoping to avoid all those costs since they will be out of pocket on this rental that I almost make no money on.

They are not sharing the actual Mold report with me and want me to pay $600 for this report. I went on Thumbtack and sought some quotes . Call this coincidence that I had spoken to same Mold inspector and he was going to charge me $250 for the report. At the time I didn't think much but after speaking to the guy today he was talking about taking me to court and collecting damages etc.

The tenants do not let me access to the property now and want expensive mold remediation companies to do the repairs . The bills will add up fast.

I have  2 bedroom rental in South Florida that rents for $850.month to an Old lady.

See called me last week complaining about a mold smell in the property.

I dispatched a Handyman that came back and said there was no mold . Smell was from Old carpets and the living conditions. 

I sent my AC guys and they said that the AC did not have any mold inside but it was low of freon and Unit had been hot the last few days. The filter was not the right size and could be causing the odor.

Today I got a call from the daughter and she says that her Mom has been sick because of Mold and they got an inspection done . The lady has also gone to a doctor (don't know the reports) but all this smells like a law suit to mild some money.

I spoke to the Mold inspector she used and he says there is Mold under the sink and in the AC closet. I have never been told of this issue and have a lease that says the Tenants refused Rental coverage and are responsible for any injuries or health.

I have offered her to move out and return all her deposits with no penalties. 

Lady does not want to move and insists that I tear down the kitchen and the AC closet. She has not said that she wants the medical payments but I have a feeling thats coming next.

How do I protect myself ?

Feeling very depressed and completely being taken advantage off.
