Greeting BP members,
I was thinking of buying some home warranty service to handle the calls from tenants .
Its a hassle trying to send a handyman to unclog a bathroom drain...smiles
I have tried Service America but they take forever to respond to AC service calls .
Heard also about EMC but have not tried them.
Any recommendation for South Florida , palm beach county area

I would pass on home warranty companies. Most of them have a high deductible and/or lots of loop holes to jump through to get service.
Find a good handyman in your area instead and budget accordingly.
For your current tenants, you might want to notify them certain items such as drain related issues are their responsibility after they move in etc, and modify your lease for new tenants as well. Push more accountability and costs on them.
