Hi Sean,  What a fabulous last name you have! (haha!)

I haven't worked with them but I always recommend reaching out to 2 or 3 contractors to see who would work best pricing-wise, reliability-wise, and schedule-wise.  It sounds like they already have a solid referral from your realtor - so that's a huge plus!

Congrats on closing on your first investment property by the way!!  Such a great feeling!

Hi Steven,  This is the EXACT thought process we had when we were jumping into the world of Real Estate Investing as well!!  I highly recommend starting with a bit of education to learn the areas of investing that you are really interested in.  The rainbow of real estate investing is so broad that it really helps to figure out exactly what you want to see personally from investing.  Then, dive into podcasts, books, networking events, or anything else that interests you where you can really learn more.  Having a solid starting point of education will be able to help you make better decisions on your journey.

Hi Nick,  Congrats on deciding to rent out your home!! Finding a great tenant will always affect your experience as a landlord.  I highly suggest going through The Book on Managing Rental Properties by Heather Turner or Landlording on Autopilot by Mike Butler.  These will help you get up and going to learn all the legalities as well as proper process for finding great tenants.

We also used cozy.co for finding our tenants.  They have a standard application along with background and credit screening that charges directly to the applicant.  It was a great resource for us!  AND it's free for landlords!

Hi Ashley!!  Welcome to the real estate world - you're going to absolutely LOVE it.  The book that really covered all the basics for me was The Book on Rental Property Investing by Brandon Turner.  Of course BiggerPockets has a ton of books, but this book was a great starting point.  Highly recommend them all!
