Hi Crencenthia!  It definitely sounds like you are on the right track!!  My best advice would be to go to as many meetups or networking events as possible while you're in the generating money phase.  You'll be able to meet so many great people you can learn from that already have accomplished the exact thing you're currently working on.  Learning from these more seasoned investors will help you jump start your investing much faster than just trying to start completely by yourself.  You can learn what works really well for them, what mistakes they've previously made, and even potentially partner with them some day on a joint venture.  

Highly recommend as many meetups as possible!  You're going to love it!!!

Hi Seth,  You are going to be awesome in real estate (the flash cards are super impressive!).  Generally speaking, you'll figure out the After Repair Value (what the home will be worth once it's all fixed up) based on what other properties sell for in that area.  

Make sure you compare apples to apples though.  You'll want to only compare the potential deal to similar homes (like comparing 800 square feet homes with 2 bed/1 bath to other 800 square feet homes with 2 bed/1 bath in the same neighborhood) that have recently sold - try to stay within the last 6 months if possible and be as specific as possible when matching.

Hi Bobby,

I'm not in the Jacksonville, FL, but I highly recommend meeting some other local investors at meetups in your area who will know the neighborhoods well.  You could also start searching for a Real Estate Agent who will be able to help you find a great deal to start your investing journey.  If you go to the top ribbon of your BiggerPockets page under Network > Real Estate Agents, you'll be able to find professionals in your market that can help you get up and going.

My strongest suggestion for mailing someone would be to focus on how you can offer them a solution and how this transaction would add value to them for initial contact.  If you come to it from a way of using your profession to help make their lives easier, they'll be much more open to your offer.

Hi Bryan,  

We used cozy.co for our tenant screening AND IT's FREE!  It was really great - they have a system where the person applying creates a login and cozy walks them through an application, background check and credit check.  It's free for the landlord and cozy charges the each tenant separately for the processing fee.  All we had to do was send them the cozy application link for our property.

The only thing I thought was a downer was that the application didn't allow for customizing, but you can always ask them any essential questions separate if you'd like.  

Our tenants also submit their rent payments and maintenance requests directly through cozy so you can use it as an all around landlord software if you'd like. It was a win-win for us!

Hi Guy!

I met my real estate agent by attending a few local real estate meetups in the area. There are usually a few real estate agents that attend these events that typically also have their own investments. Even if you don't specifically meet a real estate agent, you'll meet tons of other investors who will be able to recommend the agents they use.

If meetups aren't your thing, you can also find an investing-specific agent here on BiggerPockets by going to Network > Real Estate Agent then filtering down to your area.  You'll be able to take a look at the experience they have listed on their profile and if any of them specialize in certain areas such as flips or cost estimation.
