@Brian Rivera I agree with Allen. In addition to a great realtor who can act quickly, you need to have all of your ducks in a row with financing. There are often multiple offers, so having a preapproval / proof of funds is not a plus but really mandatory.

Thanks for your feedback. We just had a call and I am going to have her business as the tenant which her insurance company requires for her policy and have a Personal guarantor addendum to hold her financially liable for the lease.

I have a duplex that is going to be rented and used for rental arbitrage... mid-term leasing to medical workers.
I just submitted the lease to the tenant and listed her as the individual tenant but altered to allow her "guests". She is requesting that I put her rental LLC as the tenant. Am I protected if I do this? She says it is a requirement for her insurance policy. I just want to make sure I am protected as a landlord.

Small multi-family (2-4 units) buy & hold investment.
Purchase price: $270,000
Cash invested: $61,000
Duplex with two 2br/1ba units. Both smelled terribly and the back unit had a thick smoke coloring and smell.
Cleaned, Kilz, painted to get rid of the smoke. New kitchens in both units, new bathroom in one unit, new lighting and appliances and LVP in both. Furnace repair, pressure wash, two new windows, new exterior doors, sanding and painting exterior handrails and back porch.
How did you find this deal and how did you negotiate it?
Found on MLS. Originally listed for $330,000 but in estate and owners did not want to renovate or be landlords.
How did you finance this deal?
Private lender for purchase, HELOC for renovation. Will refinance when seasoned.
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
I was the agent and sourced the private money.

Hi Logan - Not sure if there is an existing local one or not but I would definitely be interested. My husband and I own a building in SouthEnd and are currently in due diligence for another office building just south of Tyvola.
This morning I sat down to write a letter to my daughter (10) and niece (15) and when I finished I decided to share here with my female real estate investors because I am rooting for all of you!

I hope that you were able to watch the inauguration. You may be young enough that it may have had all the feels but maybe didn’t feel as earth shattering as it did for me at 42. We live in a very male dominated world but it is so awesome to acknowledge and be moved by progress when we make it. My whole life women have been the doers behind the scenes. We are the ones working tirelessly so that men could do their bit and flourish in the workspace, the boardrooms, and the government. Women were the teachers, but not the principals. Women were the secretaries but not the Directors. Women were the employees but not the business owners. And when it is so engrained in your culture it is inherently engrained in your brain. Without even knowing it has happened, we have limiting beliefs of what we should be and what we can achieve. We are taught that being ambitious as a woman is selfish and that our role is to support our husbands and raise our children. I think that is why this inauguration moved me so much. Here is a woman who has earned her seat at one of the highest tables of decision and influence and she stood there with her supportive husband and family proudly standing with her. She achieved that with them, not in spite of them. So choose your tribe carefully. Surround yourself with those that will lift you up – that hear you dreams and want to know how they can help you achieve them.
You have a heart as big as the ocean and I don’t want you to limit the impact you can make in this world. Know that your voice is worthy of being heard. Your message is worthy of being delivered. Repeat that to yourself each and every single day! Whatever your passion, whatever your goals, they are there for you! And I will be proudly standing with you.

My STR is in Ocean Isle and we have our second home there and love it. Sunset Beach is next over and a great beach though entry into either is higher than Myrtle / North Myrtle.
Shallotte would be fine for long term but is not a beach destination, just a town at the coast.
I personally would sell the NJ house if you don't intend to continue investing there and plan to continue buying in the next 5 years. You could invest in the Matthews / Charlotte metro area or identify an out of town market where you plan to make multiple investments. I personally prefer clustering investments instead of having one here and one there.
