@Sean McDonnell  I have been looking at multifamily in Columbia (much better price price point) and Charlotte (where I reside).  I also have a second home which I am quarantining at in Ocean Isle Beach.  So I have also been driving and looking around in North Myrtle.  There are a good many multifamily options there.

For single family home I was looking in the smokies or if prices came down or I could find a motivated seller, somewhere here in the Brunswick Co. beaches. I am spending so many hours walking the pavement here just looking at houses..... 

I know it would make sense to airbnb our beach house but my husband is top notch anal and it would make our relaxing place a very stressful place!

We are looking at purchasing a STVR and I am bouncing between two thoughts (a million actually) and would love opinions. I haven't even narrowed down my market but resolving this may help with that!

1. A quadruplex and rent two units to long term renters and have two units for short term vacations

*Two that I have been looking at are in coastal city and a city with the property close to town and a university.

2. Buying SFH and just doing STVR.

*One property to manage with higher returns but not a balanced strategy with long term renters

Thoughts on the multifamily? Not sure how existing tenants would affect reviews or if that is risky.

I use Teresa Wheeler at the John Hackney agency For properties in Ocean Isle and Charlotte. She has been awesome and responds to all requests very quickly  

Hi Everyone - I have a cute little Brrrr 2Br/1Ba property under contract in Clover. My hope was to add on around 300-350 square feet with a master bedroom and bathroom and laundry closet (laundry is currently in the kitchen). The one contractor that came out seemed pretty steep and I would like some recommendations of "investor friendly" contractors in York, SC area.  
Would love so suggestions if you have names to share.

Hi Jacob!  I am a second home owner in Ocean Isle and am here for a while on our forced staycation since Charlotte is on shutdown.  You are ahead of me because on every one of my walks I have identified properties that should be contacted and I take pictures on my phones and the have done nothing.  But that's what happens when you are working from home and homeschooling three kids!  Would love to chat and tell you what I know of the area and bounce ideas..
