Hi David - I am in Charlotte (Mecklenburg) and happy to help / make recommendations, but what specifically are you looking to invest in?  Single family, small multifamily, fixer-uppers, turn key?  

@Jordan Rundell Charlotte is tough for the 1% rule.  Timing was also tough with this property because it was renovated and ready in May2020.  It is rented in the lease that the rent will be $1250 after 12 mos whether they resign or go month to month.

@Daniel Shuler It really depends on how far outside of the city you want to go :)

Are you looking to buy and hold?  It definitely takes some digging to find great deals in Charlotte, but it can be done.  There are still some opportunities west of 85.

Gastonia, Rock Hill, and Clover have good opportunities on the south side.  Kannapolis, Concord, Salisbury, Statesville, Mooresville, have some pretty good deals to the north.  


Cornelius, Huntersville, Fort Mill and Belmont are pretty expensive.

Hi Shareef - Have you tried the BiggerPockets tools?  I think they are great - just click above for Tool and choose the Rental Property calculator and start plugging in the numbers.

If you haven't taken a webinar, I really would suggest doing that as well.  Brandon goes through using the tool and plugging in the numbers to evaluate deals. 

I am in Charlotte as well.  Happy to connect, provide feedback or help you any way I can.

My only 4 star so far came from a guest that contacted me about the globe falling off of the ceiling fan.  I apologized profusely and I told her I would send a handyman to change the ceiling fan that afternoon.  She said that wasn't necessary that she was just letting me know.  Then left a 4-star review because the master toilet was running and having issues.  Never mentioned in the 5 emails during their stay and saw I was willing / able to fix things right away.

Hi @Natalie Staff  and welcome! I am in Charlotte as well.  BP has loads of information so if you want to dig into certain topics, just search the key words and relevant posts will pop up.  I would recommend going to Network - Hard Money lenders and setting up a couple calls so they can walk you through their qualifications and processes.  

I am still buying / looking to buy in the Charlotte metro area.
