Mike thank you for taking the time to post the information.

Here is your problem and here is my suggestion.

Your price should have been at $245K but there is some justification for the first class rehab. 

I looked at zillow.

This is not a track home, the area is very mixed as I looked on Zillow you have small  apartments on the left and on the right and you are trying to capture the very top of the market. 

This is what you have going for you, Your first class rehab.

Do you have any room for negotiation?

Here is what I would do to get attention from Realtors with what you have for negotiation as a bonus.

I would offer 3% commission which I am sure you already have done it. Plus 3% (or what you wish) bonus on an acceptable offer. Notice I said acceptable offer. That means if the offer is lower you can adjust it from the bonus. 

If you do this, do not put the bonus on the remark section of your MLS put it on Agent's remarks so the buyers will not see it.

You have done all you can, tell me what you think?

Yes, I have done very well with lands, of course best time is to purchase when the market is down. 

use Google earth to locate them. and than get the real estate information through a Realtor or a title company if you have access to one.  if you need to know more just say it and will explain more.

Do this, purchase a duplex, as your primary residence of course, and use the other guys rent as part of your income. find the cheapest duplex in the best neighborhood. 

Find out what it cost and tell us.

Dear Friend do not go over board. do you know even warren buffet has to keep 30% of his assets in cash even in a good market. be careful go slowly.

@Mike Dmuchoski Mike that is fantastic, great tast. you should not have a problem to sell it.  Mike could you send me the comps for the property let me look at them. as to how is your price and than I can tell you what you can do to get multiple offers. 

or even post them for everyone to see.
