Do not SELL the property. if the refi pays for itself in 2 or 3 years do it, otherwise leave it alone.

Friend I just want to make sure  that  before you buy anything you  know what it is worth? Do you have that part down? can you figure out the value on a property, what tools do you use? Are you hocked up to services that help you with the estimation of the values of the property?

There are three parts into this business.

Buying 

fixing 

selling.

I just want to make sure you have covered all these grounds.

Here is some tips for the rehab crews and organization.

I had as many as 5 rehab crews that I payed them per day.

each crew was made out of 3 people, one forman and 2 other works. so when he was at home depot the others would work. 4 people would be too much. and 2 is not enough.

they had to finish the job and sweep the floor and leave before the painting crews would come.

Than the Clean Crew would go and pick up all the  trash.

Than One full time painter crew (that I sub-contracted) I did not find directly hieing painting crews would be worth-ed for me to pay them per day.

Than when it was all done, I had one person to go through the house to finish all the miner details and do the walk through with the buyers. I did 207 houses in 1999.

Listed for $175,000 offering 3% commission to selling office.

Listed for $180,000 offering 30% commission plus $5,000 bonus on an acceptable offer.

I agree with Jesse, @Scott Culver and it all depends on your sales price and how much can you get more by remodeling.

@Matthew Rembish Friend you are saying the Realtors are giving you the deals, is it outside the MLS?

Here is how you do it. put a fat bonus for agents who sell two or three or more properties as a package, and make sure you do not post that info on the Remark Section of the MLS that everyone sees it. Put it on the Agent private remark section.
