FHA is hard on repairs, restrict on appraisals, and cost seller more money.

So have your agent ask the listing agent why?

I would not pay full price. Unless you really want the property.

Has the bank rejected your offer? 

If yes, consider raising your price a little.

No don't stage the small room, it makes it look smaller. but try the dress up the kitchen area put some vine bottles some flowers in bathroom.

Oky, do this. first of all he can not give you the money directly that is against the law.

But agree for sellers to do property improvements for the difference of $4875. Have a person who does the work to place a bill in escrow and have the seller pay for it. 

lets say the cost comes to $3000 and there is 1875 left than you decide what improvement and have a contractor place his bid in escrow after escrow closes he gets paid and than does the work..I hope I explained this good.

walk from this deal I don't like this part of it.

It is a older SFH that was converted to a 3 plex. Built in 1957.
