We're working with a lot of out of state investors.  San Antonio is one the few places you can get cash flow and appreciation.  I've heard the same about Nashville.

I could get my GC by this week.  I keep her pretty busy so she's pretty good about getting by these kind of things for me.

It really depends on the deal on who I use. 

Texas Quest is the most flexible but his costs can creep up. Very easy to work with though. 

Housemax is a great prices and an easy loan process.  However, the draw process is a bit annoying if you don't get the project budget just right. 

Renovo is possibly the cheapest but their loan process is pretty intense. 

It's a deal by deal process for me.

I usually figure $2.50 a sqft to pull up tile.  $2.00 to lay it.  Plus the cost of materials.  That's on the high side.

I'm going to try and make it.  My daughters best friend's birthday party is that night and I'm hoping my wife will go solo.  I'm not much good on a trampoline anymore so hopefully she'll understand.

I heard a BP Podcast a while back that also suggested renting to long term nurses.  I did some research and found https://www.furnishedfinder.com which I think does both nurses and corporate.
