I’d say rent it out. Wealth isn’t about how much you make it’s about how much you can keep.

But it depends on what it could rent for. If it’s a loss can you absorb it? Are you accounting for vacancy, cap ex, etc?

Well, the good ones go fast. I have a team that analyzes any MF deal that comes through the MLS. If it cashflows at least $1 as it stands they put it on my desk and I take it from there.

Plus, I have a lot of relationships with wholesalers and other investors.  I just do all I can to make sure they call me first =)

I'm a big fan of the theory of biting off more than you can chew and then chew it!  So I've decided to build a 20-50 unit apartment complex for 2022.  We closed on 1.3 acres today and want to break ground in Q1. 

With such a big undertaking I'd really like to interview a few builders to compare.  I know they're all going to tell me how great they are but I really need to get past the BS. 

Does anyone have any suggestions on questions I should ask or information I should request.  Any help would be greatly appreciated.

I just started holding this past year.  It's a 6 plex, 4 plex, a duplex, and two single families.  And now I realize how bad I am at counting.  So I have 14 SMH.  But I'm planning to sell one of the single families in the next month or so.  I really like how the multi family shakes out personally.  So I'm going to sell one, should net around 50k and try and find another 4 plex to buy.

I've got 12 doors here in SA and we had a 19% increase in median home prices, year over year. 

Great market.  Diverse economy and growing like crazy.  No. 4 doesn't surprise me at all!
