I can only imagine how hard is to focus on your regular job.  I'm closing on #7 soon and I'm really distracted at work. I can't imagine how hard #21 would be.  Congrats and keep on making success.

I've looked at that house too, but I couldn't get the numbers to work because the comps were kind all over the place.  Just didn't feel comfortabe.

I agree on putting it in.  Not sure what town you're talking about Roger but it's definitely probably going to lower your number of complaints during the really warm and cold months, which then could lead the tenants staying there longer.

I always put ceiling fans in the main living rooms and the bedrooms.  The tenants always seem to be excited that there are fans in the rooms.

I have a house that I rehabbed and is in the process of being closed.  However, over the weekend somebody broke in and stole all the appliances plus did some minor damage in the process.  This is the first time I had a vacant house broke in to but I want to prevent it from happening again.  Do any of you have suggestions that have worked for you?

I have a guy who refinishes my floors for less than $2/sf and they look great.  I just plan on waiting every 5-10 years and have them refinished again.
