Doorloop has been great to us.  We started with 4 properties. Now up to over 70 and still doing well.

Quote from @Andre Hammond:

We used doorloop.
pros: nice site and set up, easy for you to use to screen tenants.

Downside: if your tenants nsf you eat the bill especially if they aren’t making the payment next month.

They use a 3rd party for payments so if you get disputes against you. You will lose your money. They will do an investigation and it will take 32 days for the other bank to review the charge. Currently going through this right now. No longer will be using doorloop.

Shiny bells and whistles but no real benefit have lost more money from this app.

What are you going to go with?

I just want to say I've been using doorloop for about 5 months. I was a little on the fence at the beginning but they have been rolling out features and with the new funding I would bet their tech map will push them over the edge.

Follow up Boss would be the best Stefanie.

If you are looking for a low cost CRM. I can't recommend Follow Up Boss enough.  It can grow with you as your business grows. I currently use Sierra Interactive because of all the tools it has for my team of 30+ agents.  I still use Follow up boss for recruiting.

I'm in Wichita and it's a great place to do that. I have some people that are buying brand new duplexes on FHA loan and then moving out in a a year. I think it's a brilliant strategy in this area. Tulsa and St. Louis are good as well.

I have been using cozy for applications and payments for a few months.  It has been a lifesaver over just accepting checks and paper applications.  It's very intuitive from both sides of things and I haven't had to spend a single cent yet on it.  Fantastic all the way around.

Congrats.  That sounds like a good year and that you're laying solid groundwork for the years to come.

Without knowing more about the house, I just don't think it is worth renting it out for 6 months.  You may diminish some of the value of your new refurb and plus it's going to be hard to find tenants that will be looking for somewhere to live for just 6 months.  I think your best bet is to leave it on the market and see if you can find a buyer in the slow time.  If you have done a good job and priced competevely it shouldn't be on the market that long.
